Design/Build
The design/build relationship is a TURN-KEY method of delivery for Morgan customers. Morgan is contracted to be responsible for both design and construction.

The design/build relationship replaces the traditional method of awarding separate contracts for design and construction. On a design/build job, the contractor and design team are allied and work together to serve the owner. The owner, contractor and designer work as a TEAM to design and build a project that satisfies the needs of the owner.

The design/build relationship is the highest quality, most efficient, and quickest project delivery system available to the owner. Some advantages of design/build are:

  • Early cost input and value engineering from the contractor during design.
  • Guaranteed Maximum pricing can be determined early.
  • Construction can be fast-tracked, allowing for an earlier completion time than in conventional methods of project delivery.
  • High cost change orders, due to design errors, are eliminated. Chances for misunderstandings between parties are minimized using this team approach.
  • Architectural/Engineering as well as contractor fees are kept to a minimum, and determined at the beginning of the relationship.
  • Realistic construction budgets and schedules are established by the contractor, who will complete the work, and not the Architect or Engineer.
  • As with all Morgan delivery methods, the competitive nature of the project is maintained by soliciting competitive proposals for all construction materials, labor and subcontracts.

 

Construction Management

When a Morgan customer chooses the construction management relationship, they are selecting who works with their design team to manage all construction activities of a project. This method allows the owner the choice of who oversees the project to better guarantee a quality project finished on schedule

  • Early cost estimating input from the construction manager.
  • Time can be saved as construction can begin before design is 100% complete.
  • Architectural/engineering fees can be kept to a minimum because customers know who will be managing the construction of their project.
